Warning to everyone that plan on using this software, this is NOT A SOFTWARE. it's a rent collection third party site where tenant pays a fee to process online payment. if you are a small landlord like me then just get cash/check or zelle/venmo instead of going through a tedious process and end up getting frustrated over.Dave spooner is potentially a scammer since he would ask your phone number linked to your bank accounts and ask you read back a verifcation code to validate your account. I use alternate phones to separate rental/business that can receive code but he insist the one i use for my bank accounts.after i requested to close my landlord account he states he cannot process refunds and only my tenants can dispute it with their bank. so he can take payment but does not have the ability to refundI requested my tenants do dispute the charge of $300 electronic payment with his bank and he received a written statement of dispute to fill out. the reasons for dispute can only be authorized/unauthorized and since he authorized the payment he cannot dispute as unauthorized. however the bank rep told him if the initial dispute fails in 10 business days .they will refund the payment as unauthorize before the deadline just to get the funds back.

Mediocre support.16 units, consistent trouble.You can take deposits, but not refund them. If you aren’t using their payment system: they will remove your account without giving you any other options. I would have paid for the service, but they want to trap you in transaction fees.

Customer service is amazing. If there are issues or bugs in the software the support is always responsive and you get to speak to a real person. Which makes things go very smoothly.

great site and easy to use

Every aspect of the APP works well. The only shortcoming I have found, is that when a tenant initiates a payment but then cancels it, a notification comes which says it will be in my account the next day, but it doesn't notify me that it was subsequently canceled by the tenant.
